First, they are in locations buyers already want.

That sounds obvious, but it matters more now than it did in the frenzy years. Buyers are no longer willing to compromise on everything just to get under contract. If a home is in a desirable neighborhood, close to town, positioned well, or offers the kind of lifestyle people are looking for in Prescott, it immediately has an advantage.

Second, the condition has to feel right.

Third, the seller has to be realistic about pricing.

If a home comes on the market overpriced, it can lose momentum quickly. And once a listing starts to sit, buyers begin to wonder what is wrong with it, even if the issue is simply pricing.

The homes that are moving are usually the ones where the seller understands the market, the property is positioned correctly, and the pricing makes sense from day one.

Why buyers are acting this way

A big shift in today’s market is not that buyers disappeared. It is that buyers have become more cautious.

They are not just asking whether they love the home. They are also asking:
Can I afford this comfortably?
Will this house need work?
Am I taking on risk?
Will I regret this decision in six months?

That mindset changes everything.

When buyers find a home that checks the right boxes, they move. But when they see issues, they hesitate. And often, they do not even try to negotiate through them. They simply walk away and move on to the next property.

That is one of the biggest differences in this market.

Sellers need to understand the new buyer mentality

One of the most important things sellers need to hear right now is this: buyers can be skittish.

If inspections uncover more than cosmetic issues, many buyers get nervous very quickly. Instead of sending over a long inspection response and trying to work through it, some are just canceling and walking. They are not interested in taking on surprises.

That means sellers need to prepare better before going active. The more uncertainty there is around the home, the more likely buyers are to pause. In some cases, it makes sense to address certain issues before listing. In others, those concerns need to be reflected clearly in the price.

Either way, pretending those concerns do not matter is not a strategy.
